Development Graduate

Crewe, Cheshire

£20,000

Based in Crewe but will need to be able to travel across Cheshire and Warrington.

Intended duration of project: 12 months

Start/End Date: October 2015/November 2016

Project Management

  • Working with the New Business Manager to identify suitable opportunities for new residential development
  • Take development opportunities from inception through to practical completion including;

-   Preparation of feasibility studies to assess fit with growth Strategy and financial viability

-   Obtaining planning consent for new developments including detailed discussions with internal colleagues, stakeholders and local residents to ensure the development meets Wulverns standards and requirements, is an attractive development which complements the local built environment, meets local housing need and is buildable to budget and set standards.

-   Appointment and management of consultants and other project specialists as required.

-   Customer/local resident liaison

-   Internal stakeholder liaison and engagement

-   Supervision of legal work associated with the scheme including section agreements, land purchase and building contracts

-   Project management (under supervision) of the project whilst on site.

-   Provide data to ensure HCA audit files are compiled

-   Compile valuation files for securitisation purposes

-   Ensure proper handover of the properties to colleagues in Neighbourhoods and Allocations teams.

  • Undertake initial and detailed financial and risk appraisals of development opportunities using Wulverns financial appraisal system against agreed financial and risk parameters.
  • Prepare submissions and reports to Wulverns Risk Appraisal Panel (RAP) seeking approval to proceed with development proposals
  • Undertake comprehensive management of cashflows and budgets on projects ensuring close control of expenditure.
  • Undertake office based activities to support the team such as monitoring of key performance indicators across the projects, ensuring all contractors and consultants insurances and warranties are current and valid along with any other duties reasonably required in keeping with the spirit of the role

Temporary Administrator

In this exciting and challenging role you will provide support to our Executive Team here at Wulvern and we can guarantee this is a job where no day is the same as the one before !!

You will be our star if you have experience taking on administrative project type work, who is able to work on their own initiative with little supervision and who is highly organised. Experience in the Housing sector would be an advantage.

If you able to remain confidential at all times, are flexible with excellent communication and customer service skills and enjoy a job where no two days are the same then you could be our administrator.

Tasks will include:

•To maintain an efficient and effective filing and archive systems, both electronically and manual
•Typing up minutes and notes from tenant visits
•Provide some administrative assistance to the 5 directors
